17030326JOB SUMMARYPerforms general preventive maintenance and corrective repair of buildings,industrial systems, equipment and grounds. Working under closesupervision, assists in monitoring building system operations andperformance. Utilizes several trade skills such as carpentry, plumbing,electrical, painting, roofing, heating and cooling.ESSENTIAL DUTIES AND RESPONSIBILITIESComplies with all applicable codes, regulations, governmental agency andCompany directives related to building operations and work safety. Performsassigned day-to-day repairs, emergency and preventive maintenance. Completesmaintenance and repair records as required. Reviews assigned work orders.Estimates time and materials needed to complete repair. Orders necessarymaterials and supplies to complete all tasks. Assists with installation andmodification of building equipment systems. Assists with troubleshooting andrepairs of buildings and installed systems to include: plumbing systems,kitchen equipment, roofs, drains, shop, and HVAC. Inspects newinstallation for compliance with building codes and safety regulations.Maintains lighting systems throughout the facility, cleaning fixtures andreplacing bulbs and lamps. Maintains grounds of facility or propertyperforming such tasks as raking, sweeping, leaf blowing or snow removal.Performs welding, carpentry, furniture assembly and locksmith tasks asneeded. Responds quickly to emergency situations, summoning additionalassistance as needed. Performs other duties as assigned.SUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position.EDUCATION and EXPERIENCEHigh school diploma or general education degree (GED) and a minimum of oneyear of related experience and/or training.CERTIFICATES and/or LICENSESMay require valid driver's license.COMMUNICATION SKILLSAbility to comprehend and interpret instructions, short correspondence,and memos and ask clarifying questions to ensure understanding. Ability towrite routine reports and correspondence. Ability to respond to commoninquiries or complaints from clients, co-workers, and/or supervisor.FINANCIAL KNOWLEDGEAbility to calculate simple figures such as percentages.REASONING ABILITYAbility to understand and carry out general instructions in standardsituations. Ability to solve problems in standard situations. Requires basicanalytical skills.OTHER SKILLS and ABILITIESUses personal computer and / or PDA for work order system, email, ESSand training. Basic skills with Microsoft Office Outlook.
